Necessary documents for property sale:

1. Property ownership document

With it the seller certifies his right of ownership over the property. Most often the seller identifies himself as the owner with a notarial deed - for sale, donation, exchange, notarial deed, etc .;

2. Tax assessment certificate

This certificate is issued by the territorial directorates of the National Revenue Agency at the location of the property.

In the tax assessment it should be noted that the owner has no unpaid building tax and garbage fee for the property.

3. Certificate of marital status, spouse and children

The certificate is issued by the ESGRAON service of the municipality at the permanent or current address of the seller. If the seller is divorced or widowed, the certificate must explicitly state what his marital status was at the date of acquisition.

4. Certificate for selected regime of property relations

This certificate is issued by the Registry Agency, Marriage Register. It indicates whether the spouses-sellers have chosen the regime of property relations between them

5. Certificate of civil marriage

If the seller is married, the spouse's civil marriage certificate must also be presented.

6. Declaration under Art. 26 of the Family Code

When the property is the personal property of the seller, the consent of the other spouse is required, if both spouses do not have another home - common property or personal property of each of them.

7. Court decision for divorce

If the seller is divorced, he must also present the court decision to terminate his divorce.

8. Sketch of the property

It is issued by the Office of Geodesy, Cartography and Cadastre or by the technical service of the municipality at the location of the property for areas for which no cadastral map has entered into force. Such a sketch is needed when transferring land or ideal parts of it.

9. Scheme of a separate site in a building

It is issued by the Office of Geodesy, Cartography and Cadastre for the regions with an effective cadastral map. It is valid until a change in the data for the property for which it is issued.

10. Certificate for administrative address of the property

Such a certificate is required when the address of the property under the title deed is different from its current address. The certificate is issued by the municipality at the location of the property.
