Renting or buying: which is more profitable in the long run for foreigners in Bulgaria?

Bulgaria continues to attract foreigners with its beautiful nature, low cost of living and favorable investment opportunities. One of the key questions faced by people deciding to settle or invest here is: is it better to rent a home or buy one?

Advantages of renting

Flexibility - foreigners can change their home according to their needs (work, schools, area).

Lower initial cost - no large investment is required to purchase.

Fewer responsibilities - repairs and maintenance are often the responsibility of the landlord.

Advantages of buying

Long-term stability - ownership guarantees security and independence.

Investment value - property prices in Bulgaria, especially in Sofia, Varna, Burgas and in resort areas, tend to increase.

Lower costs in the long run – instead of paying rent, you pay off something that remains your property.

What to choose?

Short-term stay → Renting is more profitable, as it gives freedom and there are no additional fees (notary, tax).

Long-term settlement or investment → Buying is a better option, especially in light of the expected introduction of the euro and increased interest from foreign investors.

If your plans in Bulgaria are for less than 2–3 years – renting is the logical solution. But if you see the country as a place for long-term residence or as an investment destination – buying a property will be a far more profitable strategy.
